By type, detached homes averaged $486,070 (up 1.6%), semi-detached $369,700 (up 2.9%), row units $343,700 (up 2.2%), and apartments $335,260 (up 32.4%). Inventory stood at 402 listings against 210 new listings, leaving 2.31 months of supply — still firmly in seller’s-market territory despite inventory rising 20.4% year over year.
