Edmonton in July 2026
The REALTORS® Association of Edmonton (RAE) recorded 2,143 residential sales across the Greater Edmonton Area in August 2026 — down 15.4% from July. New listings eased 8.1% to 3,769, a smaller drop than sales, so inventory built to 8,052 listings and months of supply rose to 3.8. The all-residential average price was $470,000 (median $439,000), down 1.1% on the month but still 1.8% above August 2025. By type, detached homes averaged $576,000, semi-detached $418,000, row/townhouses $298,000, and apartment condominiums $215,000. Homes took an average of 38 days to sell. Year to date, sales are running 9.8% behind 2025 while new listings are 3.3% ahead — the gap that has been loosening this market all year.
Underneath the balanced headline, supply continues to outpace demand. Sales fell 15.4% month over month in August while new listings eased only 8.1%, pushing inventory to 8,052 listings and months of supply to 3.8. The average property took 38 days to sell. Year to date the divergence is clearer still: sales are 9.8% behind last year while new listings run 3.3% ahead.
Average, Median & Benchmark Prices
Edmonton's all-residential average price was $470,000 in August 2026 — down 1.1% from July but still 1.8% above August 2025. The median of $439,000 was 0.9% higher year over year. By property type, detached homes averaged $576,000 (median $525,000), semi-detached $418,000, row/townhouses $298,000, and apartment condominiums $215,000. Supply and Demand Breakdown
That gap between listings arriving and homes selling is what has been loosening this market all year. Months of supply has climbed to 3.8 from 3.2 in July, and while 3.8 still sits inside the balanced range, the direction of travel has been consistent since the spring.
What's Driving the Market
Interest rates: The Bank of Canada's overnight rate held at 2.25% through mid-2026, with 5-year fixed rates settling around 4.29–4.69%. Demand versus supply: New listings were nearly flat year-over-year while sales fell 11% — a gap that shows up directly in the 47.5% expired-listing rate and the jump in average days on market to 42. RAE Chair Darlene Reid pointed to this pattern directly: decreased sales despite ample inventory signal that demand is subsiding, even though months-of-supply alone still reads as balanced.

Edmonton Rents
The most recent confirmed Edmonton rent figure comes from Rentals.ca's March 2026 Rent Report — not the July 2026 period covered by RAE's sales data above, so the two shouldn't be read as the same snapshot in time. As of March 2026, the average asking rent for a one-bedroom unit in Edmonton was $1,288/month, down 1.7% from a year earlier.
