White Rock / South Surrey in July 2026

White Rock and South Surrey — which FVREB reports as a single "combined" category — recorded 133 total home sales in August 2026: 48 detached, 33 townhouse, and 52 apartment sales, against 1,217 active listings. Detached sales rose 33.3% year over year and apartment sales 26.8%, while townhouses slipped 2.9%. The detached benchmark held essentially flat at $1,649,200 (up 0.1% on the month, down 7.5% on the year), townhouses fell 1.7% to $820,300, and apartments rose 0.7% to $550,800.

Fraser Valley board-wide context: Across the entire Fraser Valley board area (which includes White Rock, Surrey, Langley, Abbotsford, Mission, and other communities), the composite benchmark price was $869,900 in August 2026, down 0.8% month-over-month and 7% year-over-year. Total board-wide sales were 1,089, down 5% from June and 9% from a year earlier. New listings fell to 2,836 (−14% MoM, −18% YoY), while active listings stood at 10,044 — 32% above the 10-year seasonal average. The board-wide sales-to-active-listings ratio was 11%, placing the overall market in buyer's territory (a balanced market is defined as 12–20%). Homes took an average of 40 days to sell for detached and townhouse properties, and 46 days for condos, board-wide.

Buyer sentiment: FVREB Chair Ishaq Ismail summed up the current climate: "Buyer urgency has been notably absent from the Fraser Valley market for some time now. With inventory remaining high and competition subdued, buyers know they don't have to rush." That's especially visible in White Rock / South Surrey, where roughly 8.0 months of supply signals ample choice for buyers relative to current sales activity.

Affordability improving: FVREB Interim CEO Anthony Boone noted that "the Fraser Valley has remained one of the Lower Mainland's brightest spots for improving affordability... qualified buyers are finding opportunities that simply weren't available a few years ago." With all three property types down both month-over-month and year-over-year, and the Bank of Canada's overnight rate holding at 2.25%, some buyers are finding more room to qualify — though the mortgage stress test still requires qualifying at the greater of the contract rate + 2% or 5.25%.
