What is the difference between rate and APR?+

The rate (or interest rate) is the cost of borrowing expressed as a percentage. The APR (Annual Percentage Rate) includes the interest rate plus lender fees, giving you a more complete picture of the true cost. Always compare APRs when shopping lenders.

Fixed vs. Variable — which is better right now?+

With the Bank of Canada rate at 2.25% and fixed rates highly competitive, many buyers are opting for fixed rates to lock in certainty. Variable rates are lower if you expect further BoC rate cuts. A licensed mortgage broker can model both scenarios for your specific situation.

How often do mortgage rates change?+

Fixed rates are tied to Government of Canada bond yields and can change daily. Variable rates adjust automatically when the Bank of Canada changes its overnight rate (8 scheduled decisions per year). Rates are updated daily.

Will I qualify for the best advertised rate?+

Best rates typically require: a credit score of 720+, owner-occupied property, maximum 80% LTV (20%+ down payment), strong income documentation, and conventional amortization (25 years or less). Your broker will identify the best rate you personally qualify for — often very close to the advertised best.
