The average selling price was $1,324,472 (median $1,200,000), the highest of the Halton Region municipalities. The sales-to-new-listings ratio was 36.1%, and homes sold at an average of 95% of list price after 39 days on market.
Across Halton Region as a whole (Burlington, Halton Hills, Milton, and Oakville combined), there were 682 sales in July on 1,503 new listings, with 2,659 active listings and a regional Sales-to-New-Listings Ratio of 39.5%. Oakville's own SNLR of 35.0% sits below the regional average, consistent with softer conditions in the higher end of the detached segment.

Year-to-date through July 2026, Oakville has recorded 1,549 sales at an average price of $1,462,962 (median $1,280,000) on 4,498 new listings, with an average sale-to-list ratio of 96% and homes taking an average of 33 days to sell. The gap between Oakville's year-to-date average price and its July MLS® HPI composite benchmark ($1,152,300) reflects the influence of a relatively larger share of higher-priced detached sales on the average.
What's Driving the Market
GTA-wide backdrop: Across all TRREB Areas, GTA REALTORS® reported 5,057 home sales in August 2026, down 2.1% from August 2025, while new listings fell 17.8% year-over-year to 14,484. TRREB President Daniel Steinfeld noted that "with sales accounting for a larger share of listings, buyers may find there is less room to negotiate moving forward," while TRREB Chief Information Officer Jason Mercer pointed to recent economic and jobs data that "surprised to the upside," which could support home purchases later in the year if prices stabilize. TRREB CEO John DiMichele also flagged restrictive municipal zoning, fees, and approval delays across the GTA and Simcoe County as ongoing cost pressures on new housing.
Interest rates: Per TRREB's August 2026 economic indicators, the Bank of Canada overnight rate stood at 2.3% and the prime rate at 4.5%, with reported mortgage rates of roughly 5.49% (1-year), 6.05% (3-year), and 6.09% (5-year).
