Market Context

What's Driving the Market

Interest rates: TRREB reported the Bank of Canada overnight rate at 2.3% and the prime rate at 4.5% for August 2026, with average contract mortgage rates of 5.49% (1-year), 6.05% (3-year), and 6.09% (5-year) across TRREB's member lenders. Buyers should confirm live rates directly — see Nordaux's rate comparison for current lender offers, which differ from TRREB's reported averages.

Regional economy: Toronto-area (CMA) employment grew 0.9% in June 2026 while the seasonally adjusted unemployment rate rose to 7.2%. Year-over-year CPI inflation was 2.8% in June 2026, and Q1 2026 real GDP growth was slightly negative at -0.1% (annualized). These GTA-wide indicators are published by TRREB, sourced from Statistics Canada and the Bank of Canada.

New listings pullback: Across the GTA, new listings fell 14.1% year-over-year in August 2026 to 14,484, even as sales edged down just 0.9% to 5,995. That imbalance — inventory shrinking faster than demand — is the main force keeping the market from tipping further toward buyers, in Markham as across York Region.

Stress test: Every insured and most uninsured mortgages in Ontario are qualified under OSFI's B-20 stress test. Read our OSFI stress test guide to see how it affects how much home you can carry in Markham's price range.
