Laval in August 2026
Laval recorded 255 residential sales in August 2026, down 20% from a year earlier, on $166.0 million of dollar volume. New listings were essentially flat at 497 (▼ 1%), but active inventory rose 10% to 1,514 — sellers are not flooding the market, yet what is listed is taking longer to clear.
Prices went the other way. The single-family median reached $642,750, up 7% year over year, and the condominium median $449,000, up 8%. Both segments sold fewer units (▼ 17% and ▼ 22% respectively) at higher prices, which points to a market thinning out at the affordable end rather than one losing value.
Time-to-sell splits the two apart. Single-family homes still move in 40 days, unchanged from last August. Condominiums now take 63 days against 58 — slower, and with active condo listings flat year over year, that is demand easing rather than supply building.
Year to date Laval has recorded 2,845 sales, 9% below the same period in 2025, against new listings up 1%.

Laval reports median sold price by property type, not an MLS® HPI benchmark. Only 21 plexes changed hands in August, which QPAREB flags as too few to produce a reliable median, so no plex price is shown — the transaction and listing counts for that segment are still sound.

Supply and Demand — August 2026
Sales-to-new-listings ran at 51% in August (255 sales against 497 new listings), down from roughly two-thirds through the spring. Single-family remains the largest segment by volume at 160 of the 255 sales, and both it and the condominium segment posted higher medians than a year ago despite lower transaction counts.
What's Shaping Laval's Market
Value relative to Montréal: Laval's $634,000 single-family median sits below many central Montréal neighbourhoods while still offering direct Metro access (Orange Line) to downtown. That combination of transit connectivity and relative affordability continues to draw move-up buyers priced out of the island.
Plex demand: Laval's plex segment — income-generating duplex-to-fiveplex properties, a type unique to Quebec's market structure — is small enough that monthly figures swing hard. Only 21 changed hands in August, too few for QPAREB to publish a reliable median, though 122 remained listed. Quarterly or year-to-date figures are the better read on this segment.
