Understanding Your Results

The Estimated Closing Costs total is what you need in cash on closing day, on top of your down payment. The biggest single cost is typically land transfer tax, which varies dramatically — from zero in Alberta to over $20,000 in Toronto on a $1M purchase.

Legal fees cover your real estate lawyer or Quebec notary and typically run $1,500–$3,000. Title insurance ($300–$500) protects against fraud and undisclosed liens — most lenders require it. A home inspection ($400–$700) is optional on resale homes but strongly recommended. The property tax adjustment reimburses the seller for any property tax prepaid beyond your possession date.

For new builds, GST/HST applies to the full purchase price. A partial new home rebate is available for owner-occupants on homes under $450,000, but many new builds fall above that threshold. Always confirm HST treatment with your lawyer before signing. Budget 1.5%–2.5% of purchase price for resale, up to 4% for new construction.
