MLS® HPI Benchmark & Year-over-Year Change
The MLS® Home Price Index (HPI) tracks the price of a "typical" home and is less distorted by high-end sales than the average price above. TRREB reports HPI benchmarks in four categories — Single-Family Detached, Single-Family Attached, Townhouse, and Apartment — plus a Composite across all types.
| HPI Category | Benchmark Price | YoY Change |
|---|---|---|
| Composite | $842,800 | ▼ 6.28% |
| Single-Family Detached | $992,800 | ▼ 6.53% |
| Single-Family Attached | $769,100 | ▼ 6.10% |
| Townhouse | $584,400 | ▼ 6.39% |

What's Driving the Market
GTA-wide conditions: Across all of TRREB's coverage area, home sales edged down 2.1% year-over-year to 5,057 in August 2026, while new listings fell 14.1% to 12,075 — active listings fell 12.1% to 26,098. "With sales accounting for a larger share of listings, buyers may find there is less room to negotiate moving forward," said TRREB President Daniel Steinfeld. The MLS® HPI Composite benchmark for all of TRREB was down 4.6% year-over-year — Brampton's own composite decline of 6.28% was steeper than the GTA-wide average, and its apartment segment fell 16.44%, the sharpest decline of any Brampton property type.
Interest rates: The Bank of Canada's overnight rate stood at 2.3% and the prime rate at 4.5% as of the September 2026 announcement. Bank of Canada data for completed mortgage rates in August 2026 show 1-year at 5.49%, 3-year at 6.05%, and 5-year at 6.09%. See our fixed vs. variable rate guide for help choosing between them, and confirm what you'd qualify for with our stress test calculator — background on the federal qualifying rules is in our OSFI stress test explainer.
Economic backdrop: Toronto-area employment grew 0.9% in June 2026 while the seasonally adjusted unemployment rate stood at 7.2%. Real GDP growth for Q1 2026 was -0.1%, and year-over-year CPI inflation was 2.8% as of June 2026.
Zoning and municipal costs: "Removing remaining municipal roadblocks to attainable housing is a pressing issue in the GTA and Simcoe County. Restrictive zoning, outdated rules, high taxes and fees, and approval delays are making housing more expensive... They add tens of thousands of dollars to the cost of every home and need to be reformed," said TRREB CEO John DiMichele.
